The revitalization of the Villa Argentina estate is a masterclass in contextual modernism and landscape integration. The project employs a “dialogue of opposites”—preserving the historical silhouette of the Dubrovnik coastline while inserting a bold, contemporary structural core. The architectural vision focuses on spatial continuity, ensuring the new interventions respect the site’s heritage while improving its environmental footprint.
ALIGNING LUXURY WITH SUSTAINABILITY
Positioned directly in front of Dubrovnik’s UNESCO-protected Old Town, Villa Argentina is being comprehensively rebuilt with a clear objective: to align heritage, contemporary luxury and responsible development in one of the most sensitive and iconic locations in the Mediterranean. SENSITIVE RECONSTRUCTION NEAR UNESCO SITES
Rebuilding in front of a UNESCO site carries both privilege and responsibility. Reconstruction of Villa Argentina is being carried out with deep sensitivity to its exceptional location, between the sea and the historic city walls. The architectural concept respects Dubrovnik’s scale and traditional materials while introducing modern engineering standards. The historic silhouette of the coastline is maintained, while a new structural core is carefully inserted behind the preserved historic structure. Materials recovered during construction are reused in cascading stone terraces that echo Dubrovnik’s traditional garden walls. The new façade improves thermal performance while preserving the villa’s identity along the coast. A renewed horticultural concept strengthens the relationship between architecture and Mediterranean nature, with indigenous plants and selected trees creating a natural transition between gardens, sea and Old Town.
ADVANCED ENERGY AND WATER MANAGEMENT
The new infrastructure eliminates heating oil entirely. An advanced heat pump system integrated with seawater technology provides both heating and cooling, using the Adriatic as a natural energy source. A central building management system optimises performance across the property, supported by LED lighting, triple-glazed windows, a high-performance façade and a full smart-room system. Sensors on balcony doors and windows regulate climate systems automatically, ensuring comfort without unnecessary energy use. Water is managed responsibly through sustainable irrigation, optimised pool water exchange and water-efficient taps and showers throughout the hotel.
TIERED BEACH DESIGN
Stretching 60 meters in length, the beach is organized across four distinct levels. This tiered design maximizes space and privacy while maintaining a low-profile impact on the shoreline.
SEAMLESS ACCESS TO THE WATERFRONT
Access to the beach is designed as a journey through the landscape. Guests can choose to descend through the lush, cascading Mediterranean gardens or utilize the direct hotel elevator and the tunnel, which provides seamless vertical transit from the rooms straight to the water’s edge.
PLANTING FOR BIODIVERSITY
An extensive planting plan introduces over 14,000 carefully selected shrubs, perennials and groundcovers across the estate, creating layered gardens that reflect the region’s natural identity. The planting palette, composed of coastal-adapted and climate-appropriate species, strengthens biodiversity, supports pollinators and reinforces the ecological character of this UNESCO-facing landscape. The gardens are not only decorative additions but a living continuation of Dubrovnik’s botanical heritage, creating an environment that supports local ecology and enhances a sense of well-being, allowing guests to feel connected to nature.
